Behind on a house in Irmo?

Foreclosure and tax sale both run to a calendar. In Richland / Lexington County, the date is the thing that matters.

Irmo is the one place in the Midlands where we genuinely cannot tell you your deadline without knowing your parcel, and that is not caution, it is a real fork in the road. If your house sits on the Lexington County side, the delinquent tax sale is November the second at ten in the morning at the Barr Road Sports Complex, published a year ahead, and you can count backwards from it. If it sits on the Richland County side there is no published date at all; Richland says the sale runs in the fall, and you find out by calling the Treasurer's delinquent tax line on 803-576-2250. Same town, same zip code, two entirely different clocks, and one of them you cannot see. So the first move in Irmo is always the same. Find the tax map number on your notice and confirm which county is billing you. People assume Irmo is Lexington County because the schools and the mailing address feel that way, and then they plan around November the second on a parcel Richland intends to sell on a date nobody has told them. Once you know the county, the arithmetic is ordinary and unforgiving. Irmo houses go under contract in about forty-eight days at a median near two hundred fifty thousand, and a contract is not a closing. The mortgage, the appraisal and the repair addendum all come afterwards. A listing is realistically three months to money, and on a house behind on taxes and probably behind on the roof, longer. If your sale date falls inside that window, listing is a hope rather than a plan. We can close on a date you name. We cannot give you legal advice, we cannot negotiate with your lender, and if what you owe turns out to be a few thousand dollars we will tell you to go and pay it rather than sell us your house. The failure we see most often here is not people making a bad decision. It is people making no decision for four months because they were not sure which county to ring.

The deadline is real and it is local

Richland / Lexington County holds its delinquent tax sale in November. 2026 sale: November 2, 10:00 AM, Barr Road Sports Complex. That date, not your lender's letter, is often the one that decides whether you keep any equity. Once a property goes through a tax sale you are into a redemption period with penalties stacked on top, and the arithmetic gets much worse very quickly.

Why a listing often does not get there in time

Houses in Irmo take roughly 48 days to go under contract, and that is before the buyer's financing, appraisal and repair negotiation. Realistically you are ninety days from listing to money. If the sale date is inside that window, a conventional listing is not a plan — it is a hope. That is the specific situation where selling for cash stops being a discount and starts being the difference between walking away with something and walking away with nothing.

What we can and cannot do

We can buy the house and close on a date that beats the deadline. We cannot give you legal advice, we cannot negotiate with your lender on your behalf, and we are not a foreclosure rescue service. If you want to keep the house, talk to a South Carolina attorney — that is the right call and we will say so. If you have decided to sell, call us early. The single most common reason we cannot help somebody in Irmo is that they rang us the week of the sale rather than the month before.
