Irmo is administratively split, and it is the only market on this network where we begin every conversation by asking for a tax map number. The town sits across the Richland and Lexington County line, so two neighbours can file estates in two different courthouses, record deeds in two different offices, and face two different delinquent tax sale calendars. Lexington's is fixed and public, November the second at Barr Road. Richland's is not published in advance at all. Everything downstream follows from that split. If your parcel is Lexington County, deeds are at 212 South Lake Drive, Suite 301 and probate is at 205 East Main Street, both in the town of Lexington. If it is Richland County, both offices sit together at 2020 Hampton Street in Columbia. Filing in the wrong one does not cost you money so much as it costs you a month, which against a deadline is the same thing. The market itself is the softer end of the Lake Murray corridor, around two hundred fifty thousand and forty-eight days to contract against the higher and faster numbers in Lexington and Chapin, largely because so much of the stock is seventies and eighties subdivision housing now due its second round of major systems work.

The three offices that decide your timeline

Deeds. Lexington County Register of Deeds, 212 South Lake Drive, Suite 301, Lexington, SC 29072. Every transfer of Richland / Lexington County property is recorded here. Until it is recorded, it has not really happened.

Estates. Lexington County Probate Court, 205 East Main Street, Suite 134, Lexington, SC 29072. If the owner has died, this office appoints whoever has authority to sign. No appointment, no sale.

Delinquent taxes. The county's tax sale runs in November. If you are behind, that date sets your real deadline regardless of what anyone else tells you.

What the Richland / Lexington County market is actually doing

Around $250,000 median and roughly 48 days to contract (August 2026, Redfin, retrieved 2026-09-05). Read that days-on-market number carefully: it is time to a signed contract, not time to money in your account. Financing, appraisal and repair negotiation come after it.

What slows sales down here

In our experience the three that recur in Richland / Lexington County are an estate nobody has opened, a deed on record that is a generation out of date, and a house that will not pass an appraisal because of the roof or the septic. All three are survivable. All three take longer than people expect, which is why it is worth starting before you are under pressure.
